The Brand Bureau holds brand architecture, the website and ongoing marketing for Swish Property Group and the two consumer-facing brands beneath it — Twice Central Guesthouse and Die Dorpstraathuis. The core problem was structural rather than visual: a growing portfolio in which each new asset was being named and presented on instinct, so the group was slowly ceasing to look like a group.

What the problem actually was

Property portfolios grow by acquisition, and every acquisition brings a name with it. Left alone, the result is a set of unrelated brands that happen to share an owner — which weakens the parent, confuses investors, and means every new asset starts its marketing from zero.

The question was not what the group should look like. It was how the parent and the individual assets relate to each other, what each one is allowed to be called, and which of them get an identity at all.

Two of the assets needed to be brands in their own right, because they sell directly to the public: a guesthouse taking bookings, and a Dorp Street address with tenants and visitors of its own. The rest did not. Deciding which is which is the whole of brand architecture, and getting it wrong is expensive in both directions — an asset with no identity cannot trade, and an asset with an unnecessary one dilutes the parent.

What was done

  • Brand architecture for the group: what sits under the parent, what is endorsed by it, and what stands alone

  • Positioning and messaging for the group, written so that it holds when a new asset is added

  • Website design and build, structured so assets can be added without redesigning the site each time

  • Separate consumer-facing brands for Twice Central Guesthouse and Die Dorpstraathuis, each with a character of its own and a clear line back to the parent

  • Ongoing monthly retainer covering marketing across the portfolio

Die Dorpstraathuis is the clearest test of the architecture. It is a single Dorp Street address that trades under its own name, with its own site and its own visitors, while remaining unambiguously part of the group. That is what a working architecture buys: a brand can be distinct without being separate.
